Krakow Apartment Prices in 2026: Buying and Renting
The same PLN 800,000 budget, but over 30 m² more space. At average asking prices for new homes, that budget equates to about 64 m² in Wzgórza Krzesławickie, compared with less than 33 m² in Grzegórzki. This is an illustration based on average prices per square metre, not evidence that a particular apartment is available at either price. It does, however, explain why choosing the right part of Krakow matters more than the citywide average.
What does it cost to buy, how far does your budget go in different districts, and what should you actually set aside for rent? We compare advertised prices with completed transactions, explain additional costs and highlight what to check before choosing an address.
How Much Does an Apartment Cost Per Square Metre in Krakow?
The location and distance from the city centre are only part of the picture. Building condition, apartment size, floor, layout, transport links and completion date all affect the price. It also matters whether a figure represents an asking price or an actual transaction price.
According to the National Bank of Poland (NBP) BaRN database, average prices in Q2 2026 were:
| Market | Average asking price | Average transaction price |
|---|---|---|
| Primary (new-build) | PLN 16,867/m² | PLN 15,923/m² |
| Secondary (resale) | PLN 16,838/m² | PLN 14,792/m² |
Source: NBP BaRN, Q2 2026. Asking and transaction averages are calculated from different groups of properties.
Asking prices reflect sellers’ expectations. Transaction prices reflect homes that actually changed hands. They are not the before-and-after prices of the same apartments, and the difference between these averages is not a standard negotiable discount.
New-Build Apartment Prices in Krakow: October 2026
According to RynekPierwotny.pl, the average asking price for a new apartment in Krakow stood at PLN 17,136/m² on 17 October 2026. The portal also reported an increase of roughly 4% year on year in the average asking price and more than 7,000 new apartments in its listings.
This is a snapshot of advertised properties, not a transaction-price average or the final result for October. A greater share of high-end central developments can raise the average even when individual developments have not increased their prices.
Looking at the price per square metre alone is not enough. A more affordable location may mean a larger home but a longer commute; a pricier address can put work, shops and services closer. The real cost of a decision goes beyond the headline price.
New-Build Prices by Krakow District
Krakow has 18 official administrative districts. The table below shows ten districts covered by the October new-build asking-price statistics published by RynekPierwotny.pl. The figures are average advertised prices, not completed-sale prices.

| Krowodrza | PLN 19,840/m² |
| Zwierzyniec | PLN 18,432/m² |
| Bronowice | PLN 18,218/m² |
| Podgórze | PLN 18,011/m² |
| Dębniki | PLN 17,478/m² |
| Prądnik Biały | PLN 16,127/m² |
| Prądnik Czerwony | PLN 15,692/m² |

Grzegórzki and Krowodrza: What Are You Paying for Near the Centre?
Grzegórzki lies east of the Old Town. Around Dąbie, Grzegórzecka Street and parts of Mogilska Street, tram links and easy access to shops and services are major advantages. High average new-build asking prices also reflect the location and type of projects on offer. Check street noise, the view from the apartment and nearby green space — not just the distance to the Main Market Square.
Krowodrza offers a different balance: universities and the centre are close, while some residential streets are quieter. That can appeal to both owner-occupiers and long-term landlords. But parking and surrounding building conditions matter. A flat near a busy arterial road is a different proposition from one on a calmer Łobzów street.
Podgórze and Dębniki: City Life or More Breathing Room?
Podgórze brings together historic streets and the former industrial area of Zabłocie, where new homes, offices and amenities have transformed the neighbourhood. It suits buyers who want cafés, public transport and riverside walks close by. Check traffic, neighbouring development plans and everyday convenience rather than buying on the reputation of an address alone.
Dębniki covers a much wider range of settings. Living near Zakrzówek is not the same as living farther out in Ruczaj. For a family, school access, parks, the walk to a tram stop and actual journey times may matter more than the district average. It is rarely useful to compare these large districts without a specific street in mind.
Prądnik Biały, Prądnik Czerwony and Czyżyny: Check the Journey, Not Just the Price
Prądnik Biały has a substantial choice of new residential schemes. The tram connection to Górka Narodowa has improved access in part of the district, but the distance from a particular building to the stop still matters. Prądnik Czerwony combines different types of housing and local services, with commute times affected by major roads. Czyżyny is worth exploring for its access to Park Lotników Polskich and everyday residential amenities.
The most useful test is to make the journey from the actual apartment to work or school at rush hour. A lower price per square metre may be less attractive if it adds an hour to your day.
Wzgórza Krzesławickie and Nowa Huta: Two Distinct Parts of Eastern Krakow
Wzgórza Krzesławickie (District XVII) has the lowest average new-build asking price in our table. For buyers who value an extra room over a central address, it may be a useful place to start. Actual listings, public transport and the immediate surroundings still need checking.
Nowa Huta (District XVIII) is known for its distinctive urban layout, broad avenues, green areas and substantial older housing stock. It is a separate administrative district, so the new-build figure for Wzgórza Krzesławickie cannot be applied to it. Building condition, flat specifications and real journey times are especially important here.
New-Build or Resale: Which Makes More Sense in Krakow?
A new-build apartment may offer more choice of floor plan and finishes, but furnishing and fitting it out can add a sizeable cost. Before signing with a developer, check the handover date, the finish of common areas, parking charges and plans for neighbouring plots.
A resale apartment may be ready to move into and located where new development is scarce. However, you should check its physical condition, land and mortgage register (księga wieczysta), service charges and possible refurbishment costs. Judge each property on its merits: a well-kept resale flat may be a better buy than a new one needing an expensive fit-out — or vice versa.
What counts is the total amount spent before moving in and the ongoing cost of owning the property.
Asking and Transaction Prices: Is There Room to Negotiate?
An asking price tells you what a seller hopes to receive, not what buyers have paid for comparable homes. NBP averages reflect different sets of properties from online listings, so applying an automatic percentage discount would be misleading.
Before negotiating, focus on three things: prices for genuinely comparable homes nearby, the property’s legal and physical condition, and how long the listing has been on the market. Those details are more useful than the gap between two citywide averages.
How Much Does It Cost to Rent an Apartment in Krakow?
The latest independently verifiable Znajdź Najem report, for September 2026, gives these average monthly advertised rents by number of rooms:
| Apartment type | Average monthly asking rent |
|---|---|
| Studio (1 room) | PLN 2,212 |
| 2 rooms | PLN 2,782 |
| 3 rooms | PLN 3,249 |
| 4 rooms | PLN 3,718 |
Source: Znajdź Najem, September 2026; sample snapshot recorded on 1 October 2026, containing 24,338 listings across the full report. The overall median advertised rent was PLN 2,600/month. The sample size does not refer solely to two-room apartments or completed rental contracts.
The advertised rent is not necessarily your full monthly housing bill. On top of rent paid to the owner, you may need to pay the building’s administrative service charge (czynsz administracyjny), electricity, internet and other utilities. Before signing, ask about both winter and summer bills.
For example, PLN 2,800 in rent, PLN 650 in administrative fees and PLN 250 in other utilities would total PLN 3,700 per month. This is an illustration only; actual costs vary by building, occupancy and usage.
You may also need a security deposit and, where an agent is involved, an agency fee. Check the tenancy agreement type, how the deposit is returned, the rental term and the conditions for early termination.
What Budget Do You Need to Buy an Apartment in Krakow?
At the October average of PLN 17,136/m², a 50 m² new-build apartment works out to PLN 856,800. The same floor area valued at the district averages would be around PLN 1,212,250 in Grzegórzki, compared with PLN 624,450 in Wzgórza Krzesławickie. That is a difference of more than PLN 587,000 for the same size. It does not mean a property of exactly 50 m² is currently available at either price.
Allow for notarial and court fees, mortgage expenses, finishing work and paid extras. A typical resale transaction may be subject to 2% civil-law transactions tax (PCC). A statutory first-home exemption is available only when the legal eligibility requirements are met. The applicable fees should be checked for the particular transaction.
When purchasing a new-build apartment from VT Group’s primary-market portfolio, the buyer pays no agency commission. Other purchase costs and terms should be assessed case by case.
Is Buying an Apartment in Krakow Worthwhile in 2026?
There is no single best district for every buyer. Someone working in the centre may appreciate a shorter commute from Grzegórzki or Krowodrza. A family looking for more space should compare specific addresses in Dębniki, Bronowice or Prądnik Biały, considering schools, transport, parks and price together. An investor should start with achievable rent and full costs, rather than promises of capital appreciation.
The key point: market averages help you set a budget; the right property depends on how you intend to live in it or rent it out. Comparing several similar homes and calculating the full cost is more valuable than relying on a single citywide figure.
