For whom

When to entrust the sale of your property to us

We manage sales for owners and investors who want to entrust the entire process to a single team and have a clear action plan from the start of the engagement.

Owners based outside Poland

We manage the sale also when the owner lives abroad or cannot personally handle the property in Poland.

Investors

We assist with selling apartments, houses and other investment properties, including when the sale is part of a change in investment strategy.

Owners without time to sell independently

We take over the sales process and contact with interested parties, so the owner does not have to manage listings, viewings and negotiations independently.

How to start

Want to sell your property? Start with a short enquiry

If you want to entrust the sale to us, you can start with a short form on our website. We only need basic information to contact you and arrange a conversation.

01

Quick enquiry

Leave basic details about the property and your phone number. We will contact you, discuss the planned sale and agree how we can manage the entire process.

02

Conversation with our specialist

During the conversation we learn about the property, your situation and expectations for the sale. We also explain how the engagement works and what the next steps are.

03

Full property questionnaire

After the conversation we will ask you to complete a detailed questionnaire of 28 questions about the property. This information allows us to analyse the property more accurately and prepare for the start of the sale.

04

Analysis and sales plan

Based on the information provided we analyse the property, its location and the local market situation. We discuss with you the possible starting price, how to prepare the listing and the sales plan going forward.

Preparing for sale

Before the property goes on the market

A successful sale begins before the listing is published. First we analyse the property, its market environment and how it should be presented to buyers.

Market analysis and pricing strategy

We analyse the location, property parameters, standard, comparable offers and the current local market situation. On this basis we agree the starting price and sales strategy with the owner.

Property preparation

We advise what is worth improving or tidying before the sale begins, so the property presents well during the photo shoot and meetings with buyers.

Professional presentation

We organise a photo shoot and prepare a listing description that presents the property's key features clearly for prospective buyers.

Listing publication

We publish the property on key portals including Otodom and OLX, and use other sales channels appropriate for the property.

Our process

From first interested party to property handover

Once the sale begins we take over contact with buyers and manage the transaction through each subsequent stage.

01

Viewings and buyer contact

We organise property viewings, answer questions from interested parties and collect feedback after meetings.

02

Negotiations

We conduct discussions on price and other sale conditions, representing the owner's previously agreed position.

03

Agreeing transaction terms

Once a buyer is selected we agree the key transaction elements, including timelines, the financing method and the schedule going forward.

04

Preparation for agreement signing

We coordinate documents and next steps for both parties, and where the purchase is financed by mortgage we also account for financing requirements.

05

Notarial deed and property handover

We coordinate the transaction completion, settlement process and property handover to the new owner. A sworn translator is arranged if needed.

Documents

Documents required to sell a property

The range of documents depends on the property type, how it was acquired and the legal situation. At the start of the engagement we agree which documents are needed for the specific transaction and coordinate their preparation.

  • document confirming title
  • land register number, if one is maintained
  • document constituting the basis for acquiring the property, e.g. notarial deed, inheritance ruling or certified inheritance deed
  • required certificates relating to the premises or property
  • documents needed by the notary to prepare the transaction

The exact set of documents may differ for an apartment, house, inherited or donated property, or a property with a mortgage. That is why we prepare the list individually after analysing the specific property.

Remote sale

Selling property when the owner is abroad

Living outside Poland does not necessarily mean having to travel for every stage of the sale. Depending on the situation, some or all steps can be handled by a properly authorised representative.

We help determine which steps should be covered by the power of attorney and coordinate the preparation of documents needed to complete the transaction. We represent the owner within the scope of the granted power of attorney, organise contact with the buyer and cooperate with the notary in preparing the transaction.

The scope of the power of attorney and the possibility of conducting specific steps remotely are always determined for the particular transaction.

Costs

What costs may be involved in selling a property

The cost of selling is not always limited to the agency fee. The range of additional costs depends on the property and how the transaction is conducted.

Agency commission

VT Group's fee is 1–2.5% of the property value (net). The exact commission is agreed before the engagement begins.

Documents and formalities

Depending on the situation there may be costs for obtaining certain documents, certificates, a power of attorney or additional steps required to complete the transaction.

Tax

Selling a property may in certain situations give rise to tax obligations. These depend, among other things, on how and when the property was acquired and on the seller's individual circumstances.

Additional steps

In a specific transaction other costs may also arise, for example related to sworn translation or steps carried out under a power of attorney.

At the start of the engagement we identify what costs and formalities may arise in the specific transaction, so the owner is aware of them before the sale begins.

Questions and answers

Frequently asked questions about selling property

How much does the agency charge to sell a property?

The commission is agreed individually depending on the property type, city and scope of service — typically 1.5–2%. The first consultation and preliminary valuation are free of charge.

How quickly can a property be sold in Poland?

The time depends on the city, the property's condition, market conditions and the asking price. Sales typically take from a few weeks to several months. A realistic market price and a strong presentation genuinely shorten the time on the market.

Can a property be sold remotely from abroad?

Yes. We manage the entire sale remotely using a power of attorney — from preparing the listing and organising viewings to signing the notarial deed and handing over the property to the buyer. The owner does not need to be physically present in Poland.

What documents are needed to sell a property?

Typically required: proof of ownership, property documents, the owner's identity document and information about charges and any outstanding liabilities on the property. The exact list depends on the property type and the owner's circumstances.

Is tax payable when selling a property?

In some cases income tax on the disposal of a property may arise. This depends on how long the property has been owned, how it was acquired and other factors. We help analyse the situation and, where needed, connect you with a tax adviser.

What if the buyer is using a mortgage?

We regularly handle transactions where the buyer is financing the purchase with a mortgage. Where needed we coordinate the process with the bank, the mortgage adviser and the notary, managing the transaction through to settlement and document signing.
