What makes up the monthly cost of renting?
Base rent
The amount paid to the property owner under the tenancy agreement.
Building maintenance charge
A fee covering the building's administrative costs. Depending on the property, it may include advance payments for water and heating, waste collection and upkeep of common areas.
Utilities
Electricity, internet, and in some properties gas or other services are billed according to the terms of the individual lease agreement.
Security deposit
A sum paid upon signing the lease as security. The amount and the conditions for its return are set out in the tenancy agreement.
Before the lease is signed, we review all cost components so the client knows the true monthly budget for the tenancy.
Watch out for rental scams
On social media and listing sites you may encounter offers using photographs or materials from genuine properties, even though the person posting the listing has no right to let them.
What to look out for?
- A price significantly lower than comparable listings in the same area.
- Pressure to transfer money quickly — "reserve now or someone else will take it".
- A demand for a deposit or reservation fee before viewing the apartment or signing the lease.
- No possibility of a viewing — the advertiser claims to be abroad and will post the keys after payment.
- No way to verify whether the person offering the property is entitled to let it.
We verify the landlord, the property documents and the lease terms. We protect our clients against dishonest offers at every stage of the rental process.

Frequently asked questions about renting
How do I rent an apartment safely and avoid scams?
Never transfer money before viewing the apartment and verifying the landlord's documents. If you cannot be there in person, we arrange a remote viewing — we record a detailed video and verify the landlord. The deposit is paid only after the lease is signed.
What is najem okazjonalny (occasional tenancy) and should tenants be worried about it?
Najem okazjonalny is an official lease form under Polish law (art. 19a of the Tenants' Rights Act) that gives the landlord additional legal protection — the tenant signs a notarial declaration of voluntary submission to enforcement proceedings (art. 777 of the Code of Civil Procedure) and provides an address to which they could move out. For the tenant the procedure takes about an hour and is entirely routine.
What deposit is typically required?
Usually the equivalent of one or two months' rent. It is returned when you move out, provided the apartment, furniture and appliances are in the condition recorded in the move-in inspection report that we prepare.
Is it possible to rent an apartment remotely?
Yes. We organise an online viewing, record a thorough video, verify the landlord's documents and review the lease terms. Once the terms are accepted, documents can be signed and the deposit paid without travelling to Poland.
Who pays for utilities when renting an apartment?
The tenant normally pays the base rent, the building maintenance charge, and metered utilities — electricity, water, gas, heating and internet. The maintenance charge is paid to the building manager and covers cleaning, the lift, waste collection and shared-area costs. We calculate the full monthly amount before you sign the lease.
Can a lease be terminated early?
It depends on the specific lease terms — usually a notice period of one to three months is required. We check this clause before signing so there are no surprises later.
