Property Purchase in Poland
New-build and secondary market — we verify the developer, legal status and realistic transaction price before you make an offer. We guide you from first contact to key handover.
Primary and secondary market
We assist with property purchases from both developers and on the secondary market. The scope of our service is tailored to the property type, financing method and purchase objective.
Primary market
We help compare developments, locations, floor plans, completion timelines and developer terms. We verify documents and coordinate the purchase process from property selection to transaction completion.
Secondary market
We analyse available offers, organise viewings, assist with negotiations and verify documents and the legal status of the property before the transaction is concluded.
Property matched to your purchase objective
The purchase process differs depending on whether the property is intended for living, rental or as a long-term investment. That is why we start by defining the objective and purchase criteria.
Your own home
We help find a property matched to budget, location and the buyer's needs, and manage the entire purchase process through to key handover.
Investment purchase
We analyse the location, price levels, rental potential and property characteristics to help assess the offer from an investment perspective.
Purchase with a mortgage
If the purchase requires financing, we can combine the property search with mortgage services and coordinate the subsequent stages of the transaction.
Remote purchase
If the buyer cannot attend every stage in person, we help organise remote viewings and coordinate steps that can be carried out without their constant presence.

Market analysis and offer selection
We analyse available properties and select offers that match the agreed criteria.
Property viewings
We organise viewings of selected properties. Part of the process can be conducted remotely if needed.
Analysis and negotiations
We help assess the terms of a specific offer and conduct negotiations on price and other transaction conditions.
Document verification
Before concluding the transaction we review documents related to the property and coordinate legal matters requiring clarification.
Completion and property handover
We coordinate transaction preparation, notarial deed signing and property handover to the buyer.
Property purchase with a mortgage
If your property purchase requires financing, we can coordinate the purchase process with mortgage services, helping to combine property selection, financing and the subsequent stages of the transaction.
What we check before a property purchase
The scope of verification depends on the property type and the specific transaction. Before a purchase we analyse documents and issues that may affect the security and terms of the transaction.
- Legal status of the property
- Title and the seller's documents
- Land register and disclosed encumbrances
- Transaction-related documents
- Terms of the preliminary or developer agreement
- Issues requiring clarification before the notarial deed is signed
The property price is not the only cost of a purchase
Before making a decision it is worth also considering the costs associated with the transaction itself. Their amount depends, among other things, on the market type, property value and financing method.
- notarial fees
- court fees
- PCC tax, if applicable
- mortgage-related costs
- additional costs required in a specific transaction
Before the purchase we help organise the costs associated with the transaction so the buyer knows them before signing any documents.
Does a property purchase require additional formalities?
In some transactions the buyer's status, property type or the nature of the right being acquired may involve additional formalities. That is why before starting the transaction we check what documents and procedures will be required in the specific situation.
This applies in particular to situations where the law requires additional permits or documents before a property can be purchased.
Frequently asked questions about property purchase
Can a foreigner buy an apartment in Poland?
Yes, purchasing an apartment or flat requires no special permit. In certain cases — when citizens from outside the EU purchase a house, land plot or certain other property types — a permit from the Ministry of Interior (MSWiA) is required. We assess this at the consultation stage and guide you through the process if a permit is needed.
How much does the agency charge for a purchase?
When buying from a developer, the commission is typically paid by the developer, so the service may be free for the buyer. On the secondary market the fee is agreed individually and confirmed before work begins. Consultation, property search and preliminary mortgage assessment are always free of charge.
What is the difference between a deposit (zadatek) and an advance payment (zaliczka)?
A zadatek (earnest deposit): if the seller withdraws from the transaction, they must return double the amount. A zaliczka (advance): simply refunded in the same amount. This is a meaningful difference worth understanding before signing a preliminary agreement.
What should I check before buying a property on the secondary market?
The land register (księga wieczysta) is essential — it shows whether the property has a mortgage, a bailiff's charge or multiple co-owners. Without this check you could inherit someone else's debts or a legal dispute. We review it before presenting any offer to a client.
How long does a property purchase take?
A cash purchase typically takes one to two weeks. With a mortgage — four to eight weeks, including the bank's processing time. We coordinate the entire process to minimise unnecessary delays.
What additional costs are involved in buying a property?
Beyond the purchase price there may be: PCC civil-law transaction tax (secondary market), notarial fees, court fees for land register entry, sworn translator costs, and mortgage-related costs if you are using financing. We calculate all additional costs in advance so the full transaction amount is clear before any documents are signed.
